Abstract
In the planning of the ICU, ICCU, NICCU building construction projects, the beam and column
structures were designed with large dimensions, namely the column structure with dimensions of 60 cm x 60
cm using 16D19 reinforcement, with an average column height of 4 m, and the structure beam with
dimensions of 0 cm x 70 cm reinforcement 12D19, with an average span of 6 m at a cost of Rp.
1,189,916,879.00. It looks like the dimensions are quite large / over design. Therefore, this research was
conducted to obtain a more efficient and effective alternative structure by applying Value Engineering in
beam and column structural work in the ICU, ICCU, NICCU Building Construction Projects, Dr. General
Hospital. Saiful Anwar Malang and to get the amount of cost savings that can be done in beam and column
structure work on the ICU, ICCU, NICCU Building Construction Project, Dr. General Hospital. Saiful
Anwar Malang, after doing Value Engineering.
The data analysis methodology used is Value Engineering where the alternative selection stage is carried
out by determining the assessment criteria such as costs, field implementation, technology, quality control,
strength and aesthetics by analyzing advantages and disadvantages, analyzing feasibility, calculating weights
with the zero method. -one and evaluation with matrix analysis and cost calculation.
Based on the results of the analysis, it was found that the alternative to the beam and column structure in
the initial planning was to continue to use reinforced concrete structures with dimensions of the main beam
30/60, 30/40, child beam 20/30 at a cost of Rp. 637,725,482 therefore saving 75.41% of the initial cost of Rp.
845,645,279. while for the column dimensions 50/50 at a cost of Rp. 199,275,000 saved 57.88% of the initial
cost of Rp. 44,271,600.
Abstrak
Pada perencanaan proyek pembangunan Gedung ICU, ICCU, NICCU, untuk struktur balok dan
kolom di desain dengan dimensi yang besar, yaitu pada struktur kolom dengan dimensi 60 cm x 60 cm
memakai tulangan 16D19, dengan tinggi kolom rata-rata 4 m, dan pada struktur balok dengan dimensi 0 cm x
70 cm tulangan 12D19, dengan bentang rata-rata 6 m dengan biaya sebesar Rp. 1.189.916.879.00. ini terlihat
dimensi tersebut cukup besar/over design. Oleh karena itu penelitian ini dilakukan untuk mendapatkan
alternative struktur yang lebih efisien dan efektif dengan mengaplikasikan Value Engineering dalam
pekerjaan struktur balok dan kolom pada Proyek Pembangunan Gedung ICU, ICCU, NICCU Rumah Sakit
Umum Dr. Saiful Anwar Malang dan untuk mendapatkan besarnya penghematan biaya yang dapat dilakukan
dalam pekerjaan struktur balok dan kolom pada Proyek Pembangunan Gedung ICU, ICCU, NICCU Rumah
Sakit Umum Dr. Saiful Anwar Malang, setelah dilakukan Value Engineering.
Metodologi analisis data yang digunakan adalah dengan Value Engineering dimana tahapan
pemilihan alternative yang dilaksanakan adalah dengan menetukan kriteria penilaian yaitu seperti biaya,
pelaksanaan di lapangan, teknologi, pengawasan mutu, kekuatan dan estetika dengan menganalisis
keuntungan dan kerugian, menganalisis kelayakan, menghitung bobot dengan metode zero-one dan evaluasi
dengan analisa matriks dan perhitungan biaya.
Berdasarkan hasil analisa didapatkan bahwa alternative pengganti struktur balok dan kolom pada
perencanaan awal adalah dengan tetap menggunakan struktur beton bertulang dengan dimensi balok induk
30/60, 30/40, balok anak 20/30 dengan biaya Rp. 637.725.482 oleh karena itu diperoleh penghematan
75,41% dari biaya awal Rp. 845.645.279. sedangkan untuk dimensi kolom 50/50 dengan biaya Rp.
199.275.000 diperoleh penghematan 57,88% dari biaya awal Rp. 44.271.600.
